Apartment Introduction:

1. Room Amenities: TV, refrigerator, air conditioning (heating and cooling), washer-dryer combo, range hood, centralized hot water supply (24-hour hot water, no need to preheat), 1.5-1.8*2 meter double bed, tatami mat, sofa, dining table, storage cabinets, etc.

2. Services: Free package pickup, free repair of items damaged by natural causes, four free house cleaning services per month, etc.

3. Common Area Amenities: Audio-visual area, relaxation area, meeting area, office area, water bar, gym, rooftop terrace, etc.

4. Main Unit Types: 26-42 square meters (net area), studios and one-bedroom apartments.

Minimum Lease Term: 1 month

Fee Details:
Rent can be paid monthly, one month's rent as deposit, deposit equal to the original price (approximately 5300-6800 RMB).
Basic move-in fees: rent, service fee, utilities.
A deposit of 1000 RMB is required, which becomes the security deposit upon signing the contract and is non-refundable.

The apartment has no property management fee, only a service fee of 300 RMB/month.

Utilities (water and electricity) are not included. Internet access (independent WiFi) is provided, and four cleaning services are included monthly.

Check-in Guidelines:

1. Cancellation before check-in: If you cancel after booking, the deposit is non-refundable. If you cancel after signing the contract, the security deposit is non-refundable, but the unused rent, service fee, and cold water deposit will be refunded.

2. Early termination after check-in: Early termination requires prior notice. Early termination with unsettled rent bills is considered a breach of contract, and the security deposit is non-refundable. If all bills for the contract period are settled, the security deposit will be refunded, but the unused rent and service fee will not be refunded.

3. Room reservations: Reservations are normally held for 3 days; special circumstances will be discussed separately.

4. Subletting is allowed, but the tenant must obtain our consent before subletting. A 50% handling fee will be charged for subletting.

5. Room changes are allowed, but not recommended. A 10% fee will be charged for room changes, with the discount applied to the month of the change.

6. Double occupancy is allowed with no additional fees.
