Transportation: The store is located in Baoshan District, within cycling distance to Gucun Park Metro Station and Liuhang Station, providing direct subway access to Jing'an Temple Station. Amenities: The surrounding area is well-equipped with facilities, including Baoshan Longfor Shopping Street and Walmart supermarket. Quality: The apartments come with brand new and fully furnished furniture and appliances, ready for move-in. They feature smart locks, 24-hour hot water, independent bathrooms with wet and dry separation, and private balconies.
[Lease Termination Process] 1. Less than 30 days remaining in contract: If the apartment is restored to its original condition at the time of delivery, the full deposit will be refunded. 2. More than 30 days remaining in contract: If the apartment is restored to its original condition at the time of delivery, one-month deposit will be deducted as a penalty upon termination. 3. Utilities: Upon lease termination, the store will settle the utility fees based on actual usage during the stay, and any balance will be fully refunded.
[Sublease Process] Subleasing is permitted; you must find the sublessee yourself and contact the advisor. Charging standards for sublessors: A one-time service fee of 50% of the deposit (deducted from the deposit). Upon successful subleasing, the remaining rent and 50% deposit will be refunded. For the sublessee: The sublease period cannot be shorter than the remaining contract time of the original tenant. You must bring identification to sign the lease contract in person.
