[Apartment Lease Period]
The lease term starts at 12 months. 

[Cost Details]
The deposit is one month's rent, and cannot be refunded for breach of contract after booking a property. 
There are two options based on the housing price: one that includes utilities and one that does not. For the option without included utilities, a separate service fee of RMB 5000 will be charged. For specific pricing details, please consult with our advisor. 

[Apartment Regulations]
1. After paying the deposit, a suitable accommodation will be matched for the student within 7 business days. If the match is unsuccessful, a refund will be issued within 3 business days.
2. IPA must be provided before moving in.
3. Air conditioning cleaning will be conducted every three months (students need to keep the receipt).
4. Students need to fill in the guarantor information.

[Apartment Features]
The apartment is equipped with a security guard/access control system, swimming pool, gym, green landscape, club activity center, barbecue area, tennis court/basketball court, parking lot, outdoor fitness equipment, and children's activity area.  
Fully furnished, ready to move in, clean and tidy.

[Geographical Location]
It takes 8 minutes to walk to Farrer Park subway station, and the apartment is close to the bus stop.
