[Apartment Lease Period] The lease term is negotiable.

[Apartment Regulations] 1. The rent includes a monthly allowance of 60 SGD for utilities and internet; any excess will be shared equally. 2. Air conditioning service fee is 60 SGD quarterly; move-out cleaning fee is 150 SGD, deducted from the deposit. 3. For minor repairs (if any), tenants are responsible for the first 150 SGD. 4. Overnight guests are charged 30 SGD per night, and the apartment must be notified three days in advance. 5. Smoking is prohibited, with a fine of 200 SGD for violations. 6. Lost key/access card fee: 50 SGD. 7. The deposit is equivalent to one month's rent. 8. Late rent payment fee: 50 SGD for each day overdue. 9. The kitchen must always be kept clean. Used dishes must be washed immediately. The floor must be mopped after each cooking session. All dishes and kitchenware must be returned to their respective drawers when dry. If a tenant is warned three times for not washing dishes, receives complaints from roommates about unwashed dishes, or fails to keep the kitchen clean after use, they will be required to vacate the room two weeks in advance, and the deposit will be forfeited. 10. Tenants should conduct themselves in a manner that does not disturb other tenants or neighbors. A reasonable quiet period from 23:00 to 08:00 should be observed.
