[Apartment Lease Period]
The lease term starts at 12 months.

[Overview of Rental Process]
1. When a tenant is satisfied with the recommended property and is interested, the tenant's agent will submit a Letter of Intent (LOI) to the landlord. At this stage, the tenant can make additional requests (such as adding new furniture, using air conditioning all day, etc.).  
2. After negotiation, if the landlord agrees to the conditions, they will sign and return the LOI.
3. The tenant then pays the Goodwill Deposit to the landlord.
4. The landlord's agent drafts a formal Tenancy Agreement (TA) based on the terms of the LOI.
5. Both parties (landlord, tenant, and their respective agents) sign the Tenancy Agreement (TA). 
6. The tenant pays a one-month security deposit and the first month's rent according to the Tenancy Agreement, with the previously paid Goodwill Deposit used as a deduction.
7. The tenant pays the agency fee (half a month's rent + 9% GST).
8. Assist the tenant with property inspection and ensure a smooth move-in process.
9. At the end of the tenancy, assist the tenant with moving out and returning the property.
10. Continuously provide assistance to the tenant throughout the lease term to help them quickly integrate into life in Singapore.
